Why didn't I get a Notice of Appraised Value this year?
The county is required to send a Notice of Appraised Value if your property value increases or there is a change in ownership . Even if your property value didn't change from one year to the next, it still may be overvalued due to market variation.

Can I protest my property's value? When? How?
Yes, all property owners who are assessed taxes on their property value can protest every year.
This is available even if no Notice of Appraised Value is received by the owner. You can file a Notice of Protest with the county Appraisal District by May 15th. 


Will I have to re-protest each year?
No, you don't have to but changes in property value may be a factor to protesting each year if you feel it is warranted.
 
Could this make my property sell for less in the future?
Not necessarily. County values are based on mass appraisal and used for taxation purposes only.
 
Will protesting my property taxes take much time or effort?
Each protest is different.  There are a lot of issues to consider. It can take a little time or be a massive research project, whether it is done informally or formally.  Between research, preparing evidence, building packets and attending hearings, you could be looking at several hours of work for each protest.
We offer the convenience and expertise of doing all this for you.  It is very discouraging to prepare for a hearing with all the wrong evidence.

What if I want multiple properties protested?
There is no limit to the number of protest that can be filed each year. If you have 1 property or 1,000 properties we can assist you in filling your protest. 

​Is it difficult to sign up?
No it is not.  Our process is smooth and can be established by email and phone in a few minutes.  We are constantly updating our system to aid you in expediency and completion of your protest.

Important Dates To Remember 

April 1st
Notices of Appraised Value will be mailed from the Appraisal District.  You will be given your notified value for the current year.
Business Personal Property Renditions are due to be filed.
 
May 15
This is the date to file your protest with the county – generally.  Every county has its own Appraisal District, and every Appraisal District has its own way of doing things. Texas Tax Code simply states that the protest deadline is no later than May 15th or the 30th day after the date of notice (appraisal notice) to the property owner was delivered (Texas Tax Code 41.44).

October 1
Property tax statements are mailed out to all property owners. 

 
​  Heads up!
This deadline used to be May 31st, but was changed in 2018 to May 15th,
​giving you 15 fewer days to file your protest.

 January 1st of the current year is the day that appraisal districts use to value your property. That means the question you and everyone at the appraisal district should be asking is, “What was this property worth on January 1st?”
